  • The most listings per price range is in the $150,000- $200,000 range (20 current listings)

January 2018 market stats: 

  • January closed sales: 24 (down from 55 in December)

  • Median sales price: $174,000 

  • Highest sale price: $380,000

  • Lowest sale price: $73,840 

Market analysis summary

The price ranges $200-250k and $350-500k+ reflect a buyer’s market. The price range $300-350k is balanced. All other price ranges reflect a seller’s market.  The strongest price range in terms of number of sales in Cedar Falls is again the $150-$200k range (9 January sales).

A seller’s market indicates homes are moving quickly on the market, allowing competition to drive up average sale prices. A buyer’s market indicates slower sales, resulting in overall lower sale prices due to decreased demand.
